Project Criteria

Hezekiah has established a strong presence in the realm of small to medium-sized real estate projects with abbreviated hold periods. To ensure optimal alignment with our investors' interests, we prioritize projects that fall within our niche.

 

The primary project types we focus on include:

  • Single-family house flips: We seek properties with substantial value-add potential and the opportunity to incorporate a new Accessory Dwelling Unit (ADU). These projects should be completed and sold within a timeframe of less than 12 months.

​

  • Single-family development: Our focus here lies in vacant lots or lots with existing structures that can be demolished in high-demand markets. We embark on constructing new single-family homes from the ground up, typically spanning a duration of 18 to 24 months.

​

  • New multi-family developments: We aim to develop ground-up structures tailored for sale. Our targets typically encompass small to medium-sized projects achievable within a timeframe of less than two years.

​

  • Multi-family value adds: These projects involve existing multi-family properties presenting value-add opportunities and potential for rental income enhancements. The objective is to renovate the property and hold it as a rental for a period of 3 to 5 years before considering a sale.

  • Other projects: Experienced developers with projects that deviate from the specified criteria yet hold promise for Hezekiah are encouraged to submit their proposals for our evaluation.
