First, our team scouts potential deals to identify high-return investment opportunities. Upon finding a suitable property, we conduct thorough due diligence, including title checks, zoning reviews, and market analyses to ensure solid investment prospects.

Once a property meets our criteria, we establish an ownership LLC and secure the property. At this stage, we present the deal to investors, who can review all details, utilize the ROI calculator, and make investments directly through our platform. Investors become members of the ownership LLC, gaining an equity position in the property.

Throughout the project, Hezekiah manages every aspect, from architectural design and permitting to construction and property management for rental projects. Finally, we oversee the property sale and distribute proceeds to investors.

Capital Contributions

Hezekiah operates on a first-come, first-served basis for its projects. Each investment opportunity is listed on our platform, detailing the terms and objectives. Investors can review the information and commit their desired capital to the investment. After placing the investment, you'll have five business days to transfer the investment capital to activate your participation.

Prorated Structure

Your return on investment with Hezekiah is prorated according to the duration of your investment in a particular project. This means your profits are calculated based on the time you are an active investor in the property. For instance, if you join an 18-month investment four weeks after its launch, your returns will be based on the 17 months you remain invested in the project.

Reporting

During the investment period, Hezekiah keeps investors informed with regular project updates accessible through the investor dashboard. This includes progress bars, monthly status reports, and construction photos, ensuring investors are well-informed about the project's advancement.

Returns & Distributions

Upon placing an investment, investors gain access to estimated ROI and annualized return figures. While Hezekiah cannot guarantee profits, these estimates provide insight into potential returns and facilitate comparison with other investment opportunities to align with individual investment goals.

Distribution timing varies based on the investment type. Rental projects offer quarterly disbursements from rental income, with profits distributed upon property sale. Renovation and new build projects do not generate income during construction; thus, investors receive distributions as a lump sum after property sale. Hezekiah's accounting team finalizes calculations and processes distributions within 30 business days via wire transfer following property sale.

How to Place an Investment

Placing a deal-by-deal investment with Hezekiah is simple with our online platform! You can browse available investments, select the projects you want to invest in, and specify your investment amount.

The platform guides you through the investment process step by step. After placing your investment, you'll receive wire transfer and ACH instructions to send your funds. To secure your investment, funds must be sent within five business days.

 

Once your investment is confirmed, you can track project progress through the online dashboard!
